The Shangri-La building in Toronto has been in the plans as long as I can recall. For about 7 years the project has been underway. It is one of those projects in Toronto that took forever to get started and to go up. That may be a good thing for investors and buyers as prices have up considerably. The price per square foot in has almost double since 2003 and only looks to be going up. To check out the Construction Cam.
Shangri-La Worldwide and WESTBANK | PETERSON GROUP are the developer in this case. Having many great properties including Shangri-La Vancouver, the brand is world renowned for high end hotels and attention to detail. Developing such a fabulous and stunning takes great vision, hence why HARIRI PONTARINI ARCHITECTS were hired to design the building. Being involved with X, X2, and Charlie Condos and One Bloor East. Along with JAMES KM CHENG ARCHITECTS, they have presented another Toronto landmark.
Over the last 15 years, Westbank and Peterson have created one of the finest bodies of work of any development firm in North America. projects such as the Woodward’s, Shangri-La Vancouver, Shaw Tower, Residence on Georgia, Fairmont Pacific Rim, and Shangri-La Toronto exhibit a passionate dedication to contribute a lasting improvement to the neighborhoods. Together, their creative and architecturally focused approach to the creation of luxury residences has made them Canada’s leading luxury residential real estate development team.
SOUTH VIEW: 65TH
Rising 66 storeys, it will be one of Toronto’s premier properties along with Aura Condos at 75, One Bloor East at 65, and Trump at 60. The 873,000 square foot project is going up at 180 University Avenue, just on the corner of Adelaide Street West. The building will be set up as a hotel/ condo split. Floors 1-17 will have 222 hotel suites, 18-49 will be 287 residential units and floors 50-66 will contain 83 private estates including 2 penthouses. Owners will have 24 hour access to the hotel and amenities.
With the Toronto skyline changing so quick, it wont be long before we start getting 90 and 100 floor buildings. What will really set them apart, is the attention to detail, suite layout and ofcourse prestige. Investors who originally bought into Shangri-La are in for a big payday. However, expect prices to be a little lower as new mortgages rules will make it more difficult to get financing for rentals.
Bordering the entertainment and financial districts, these homes will offer the convenience and vibrancy of urban living with the legendary services of a 5-star Shangri-la Hotel. The two-storey glass atrium and podium will be a focal point on University Avenue across the street from the new Opera House. Down the street from the University Health Network, City Hall and within walking distance to Ryerson University and Eaton Center.
The building will have amazing finishes in the suites and through out the building. Marble will be a standard finish in even the lower suites. Granite kitchens with Miele appliances, great views, will make Shangri-La a pleasure to live in. I can see the construction from my office and it gets me excited. Can not wait for this building to be finished, I definitely want to check it out.
