Library District Condos in Toronto

The great city of Toronto is booming these days. Construction cranes are everywhere. Developers like Lantera Devlopments, Canderel Stoneridge, Menkes, and CB Richard Ellis are completing or starting new buildings all over the city. The most excitment over the past few years has been the regeneration of King Street West. With its stylish lofts, trendy resteraunts and bars, it is a highly desired neighborhood. Add the fact that you are close to all major sporting events and even a major highway makes it even better. This is where Context Developments is putting up its new condo tower. Named the Library District Condos in celebration of the City of Toronto’s 100th Toronto Public Library, the building will sit next to Fort York and a beautiful park. This area is walking distance to some of Toronto’s hottest attractions.

First lets take a look at the developer Context. Being formed in 1997 by Stephen Gross and Howard Cohen, the company has proven itself fast. With innovative design, attention to detail, aesthetic finishes and green concepts. The company is not only a leading developer but also a model of envy by other firms. Financially, the company does not hold any debt, and most of its projects are financed thru private investments and not major banks. Context is responsible for TipTop Tailor Lofts, The Loretto, Spire, and the newest Market Wharf among others.

Library District Condos is going to be a 29 storey tower located near Queen’s Wharf and Fort York Boulevard. The building will be glass in finish, with an elegant lobby and typical amenities. With 3 floors of common area in the “Author’s CLub”, the building will look to create a community that over looks a park.  The building will have party rooms, TV room and a gymnasium.

The building was designed with “GREEN” on the mind. Some of the features include: optional dual flush toilets, efficient landscape irrigation, drought resistant vegetation on rooftop, sun screening windows, high efficiency boilers, pumps, fans, and motors, individually metered suites, ENERGY STAR appliances, floor to ceiling windows, high efficiency lighting in hallways and parking, parking for hybrid cars, locally made supplies are used in finishing.

Suite Features

The suites range in size from a $196,400 for a 388 square foot bachelor to over $440,000 for a 2 bedroom suite. South West views are the preferable choice in this building as future developments can block lower floors. With 80% of the building having lake views, I would opt for something unique. After a few years of studying English and History at the University of Toronto, I decided to transfer to Ryerson University and pursue a Bachelor of Commerce degree. While studying, I worked various jobs where I acquired many skills. Starting as a teller at Scotiabank, I moved on to being a manager of a restaurant, admin staff at a medical clinic, a sales agent for INGDirect and a manager at One King West Hotel. My passion for real estate and numbers has lead me to becoming a mortgage agent. Growing up in New York City, I always had a fascination of historic buildings and skyscrapers. At 21, I bought my 1st property and have been investing in real estate ever since. I firmly believe thru steady, safe and conservative investing a one can obtain long term financial wealth.
